I've tried making a house a couple of times, but I'm having 3 main problems. 
The first problem I have is that if I place an item and recycle it, I can't place it again. Specifically Atheneum Items. 
The second problem I'm facing is that if I try to reload the map in house builder, the changes I make don't get saved. I've tried to remove atheneum items from the ground and place the player spawn upstairs, but everytime I save it and then load into an actual game, it's unchanged. 
The third problem is kind of unclear to me whether it's the same as the second one or if it's an entirely different bug. I've tried placing the player spawn point on the initial build, but it didn't work. I spawned in the middle of my house instead of the bedroom. Everytime I retry placing it it just doesn't work, but that could be related to the second problem.
